Surveys and Valuations

Godfrey-Payton are well-respected and long-established Chartered Surveyors with detailed knowledge of the Midlands. We are especially proud of our independence and are not tied to any bank, lender or institution, which allows us to give our Clients considered, honest and impartial advice in a straightforward and easy to understand manner.

Think before you buy. Do I need a survey? In the vast majority of cases, prospective buyers tend to rely on their mortgage valuation or even upon their own intuition. This is generally not a sound idea and it is almost always worthwhile commissioning an independent survey and/or valuation by one of our highly experienced Chartered Surveyors.

A survey can be undertaken at minimal cost in relation to the overall purchase price of most properties. The right advice from Godfrey-Payton may well save you money and, in some cases, may prevent you making an expensive mistake.

Choosing the right level of survey and Surveyor is important. We will always talk you through all survey options, quote a firm price, and provide terms of engagement.

RICS Home Surveys

Godfrey Payton provides RICS Home Survey reports in accordance with Royal Institution of Chartered Surveyors standards. Our surveyors are RICS qualified, and able to advise on the best level of survey for your circumstances. Often, a RICS Home Survey is commissioned by a purchaser when buying a home. It is intended to inform the purchaser of the condition of the property and assist in their decision whether to proceed with a purchase. For most people, purchasing a home is their largest investment, and therefore, it is prudent to be well-informed.

This leaflet produced by the RICS aims to help you choose the right survey for your circumstances.

Typically, we offer a Level 2 Home Survey with valuation, which reports on; the condition of the property, the market value of the property, and the reinstatement value of the property. The description of the RICS Home Survey Level 2 with valuation is available here.  A Level 2 Homes Survey can be undertaken without the valuation element of the report.

Where appropriate, we advise a Level 3 Home Survey report, which is a thorough and detailed report and is more relevant for more complex properties. The description of the RICS Home Survey Level 3 is available here,
