Rural Estate Management
Qualified in the Rural Practice Division of the Royal Institution of Chartered Surveyors (RICS) and the Central Association of Agricultural Valuers (CAAV), our Rural Property Department offers a vast range of services to assist in many areas of this diverse sector. We continue to manage a range of rural property portfolios for a number of different landowners including charities, Diocesan and Church, private landlords, financial institutions, investors, local Charities and operational landlords such as utility companies and telecoms operators.
We specialise in all aspects of rural estate management including landlord and tenant matters, tenancies, licences and farming arrangements through to residential property management which can incorporate an in-house client accounting function for rent collection and production of accounts.
Advice is available on succession planning and we can co-ordinate professional tax planning advice to mitigate exposure to capital taxation on rural assets. Our building surveying services support property development, renovations, repairs and maintenance. We also offer whole estate or individual property valuations, planning and development opportunities and building surveying services to support manage repairs and maintenance schedules.

Commercial Property Management
Godfrey-Payton are retained by significant Charitable institutions and private individuals to manage their Commercial Property portfolios throughout England. The assets are diverse including; industrial, retail and offices. Our surveyors are experienced in the complexities of Commercial property tenancy legislation, the growing compliance requirements and practicalities of negotiation to reach a commercial outcome. As well as day to day management we advise on tenancy matters including; rent reviews, lease renewals, new tenancy terms and reversionary lease negotiation.
Maintaining a high performing Commercial Property portfolio includes disposal and acquisition. We advise our Clients’ on the acquisition of Commercial property including; property finding, due diligence, offer preparation and negotiation of terms to meet their requirements and when appropriate the sale of property.
We offer whole portfolio management contract or bespoke terms on specific properties to meet client needs. This service is supported by our complete Client Accounting function and property management software.

Residential Property Management
Godfrey-Payton manages residential property within the midlands from our offices in Warwick, Coventry and Market Harborough. Our clients range from institutions with vacant operational property requiring short-term lets to individual buy-to-let Landlords. Our surveyors manage the relationship between Landlords and Tenants, and our service includes;

Our expertise and experience extend beyond assured shorthold tenancy agreements and we manage property on behalf of clients with; protected tenants (Rent Act), service occupiers, and assured tenancies. We also manage shared space and common parts on behalf of Resident’s Management Companies.’

This service is supported by our complete Bookkeeping function and property management software. We are regulated by RICS and are members of the ‘RICS Client Money Protection Scheme.’ Tenant deposits are held under the Tenancy Deposit Scheme (TDS).
