For many years we have acted for private and institutional clients, bringing long-term strategic development land through the planning process. In doing so, we have accumulated a wealth of experience and expertise in both identifying development opportunities and promoting sites, either independently or via promotion or hybrid agreements.
Recent changes to planning policies and a growing level of demand has seen a significant increase in activity in promotion companies, developers, and house builders. Our land agents and planners are actively involved in negotiating complex option and promotion agreements on land across the Midlands, and have built up strong working relationships on all sides of the process.
Godfrey-Payton offers comprehensive supporting services to clients that include linking potential sites to appropriate developers, negotiating terms for option and promotion agreements, and site valuations, which then lead through to eventual site disposal.
We are well-known in our field and have many years of experience in the land promotion and construction industry. Our services include strategic housing land availability assessments (SHLAA), land appraisal and feasibility studies, and active land monitoring as it goes through the planning process.
Our planning team are experts on planning policy and the status of each District Council’s Development Plan, and can find the best solution for your land.
They can also advise on Section 106 Agreements, Community Infrastructure Levy, planning gain, and the provision of affordable housing.

RURAL PLANNING & DEVELOPMENT
Godfrey-Payton has its roots in the agriculture sector and therefore has a long tradition of dealing with development in rural locations. We have been successful in many varied rural planning matters, including the redevelopment of rural buildings, commercial and residential conversions, and new build farm dwellings. Another area is gaining residential planning permission under the General Permitted Development Orders, which offers landowners a valuable conversion option for barns from agricultural to residential use.
We work with a number of consultants to put together a pre-planning application package in order to fulfill all requirements of Planning Authorities, such as environmental reports, structural surveys, architectural drawings and landscape design plans. Planning applications may also need to include appraisals for agricultural development and financial justifications, which is a specialty of ours.
We have also gained planning for many farm diversification projects, such as equestrian development, leisure use, and renewable energy projects.
We offer a unique service in that we can take on the project as a blank canvas and manage the whole scheme from inception to gaining planning permission and then on to sale or letting.
