Godfrey-Payton are well-respected and long-established Chartered Surveyors with detailed knowledge of the Midlands. Think before you buy. Do I need a survey? In the vast majority of cases, prospective buyers tend to rely on their mortgage valuation or even upon their own intuition. This is generally not a sound idea and it is almost always worthwhile commissioning an independent survey and/or valuation by one of our highly experienced Chartered Surveyors.

A survey can be undertaken at minimal cost in relation to the overall purchase price of most properties. The right advice from Godfrey-Payton may well save you money and, in some cases, may prevent you making an expensive mistake.

SURVEYS

RICS Home Surveys

Godfrey Payton provides RICS Home Survey reports in accordance with Royal Institution of Chartered Surveyors standards. Our surveyors are RICS qualified, and able to advise on the best level of survey for your circumstances. Often, a RICS Home Survey is commissioned by a purchaser when buying a home. It is intended to inform the purchaser of the condition of the property and assist in their decision whether to proceed with a purchase. For most people, purchasing a home is their largest investment, and therefore, it is prudent to be well-informed.

Typically, we offer a Level 2 Home Survey with valuation, which reports on; the condition of the property, the market value of the property, and the reinstatement value of the property. The description of the RICS Home Survey Level 2 with valuation is available here.  A Level 2 Homes Survey can be undertaken without the valuation element of the report.

Where appropriate, we advise a Level 3 Home Survey report, which is a thorough and detailed report and is more relevant for more complex properties. The description of the RICS Home Survey Level 3 is available here,

Building Surveys
Godfrey Payton provides building surveys on a multitude of buildings from commercial property to traditional farm buildings for many purposes. Our RICS qualified surveyors can adapt their approach to meet the needs of our clients. Typically, we undertake the following:

VALUATIONS

Our RICS Registered Valuers are qualified to provide valuation advice and reports in accordance with RICS guidance (‘the Red Book’). Property valuation is required for many different purposes, such as:

  • Bank lending
  • Sale (in particular off-market transfer)
  • Purchase
  • Negotiation
  • Inter-family transfer of property
  • Probate (to establish if inheritance tax is owed)
  • Capital Gain Tax (establishing exposure to capital gains tax)
  • End of year Stocktaking
  • Annual Accounts
  • Pension Funds
  • Qualified Surveyors Reports (Charity Acts)

Typically, valuations are undertaken to establish ‘Market Value’ or ‘Market Rent.’ Where historic valuations are required (for example base value for Capital Gains Tax) or Valuers are able to advise. As well as for private individuals, we undertake valuations for pension funds, local authorities, and charities and our valuers are familiar with the specific requirements of these institutions.
