FOR SALE BY PRIVATE TREATY
LAND BETWEEN WARMINGTON AND SHOTTESWELL
A block of arable land and woodland in all extending to approximately 68 acres and enjoying good frontage to the B4100 about 5 miles to the north of Banbury. Warwick and Leamington Spa approximately 12 miles and within easy reach of Junction 11 of the M40 motorway and Junction 12 at Gaydon.
The land lies in delightful undulating South Warwickshire countryside which slopes away at the western end into a hidden valley with watercourse along the South West boundary providing a diverse habitat with great amenity interest. There are far reaching views and the sale represents a rare opportunity to acquire a block of productive arable land together with commercial woodland.
The land has a gated access from the main road and the vendors will reserve a Right of Way over this access into their retained land to the north.
The land has good road frontage to the B4100 with approximately 17 acres of level arable land with a track leading to the woodland known as ‘Langcomb Covert’ which comprises a winding belt of woodland, the majority of which was planted approximately 30 years ago under a Woodland Grant Scheme, with well established Oak trees.
Old Ordnance Survey plans show a range of buildings known as ‘Langcomb Barn’ but now demolished and all evidence of their existence removed.
The land towards the western boundary runs down to the ‘Sor Brook.’
