Free Rental Valuation Appraisal
Initially, to help you make your plans our Lettings Manager will visit your property to personally prepare a rental valuation appraisal, which will give you a reasonable view on the current rental value of your property and provide evidence to support it, taking account of, amongst other factors, its location and the state of the existing and predicted local and regional market.
Energy Performance Certificates
Current legislation requires that anyone letting property, in England and Wales, must provide potential tenants with an Energy Performance Certificate (EPC) during the marketing process; and we will organise on your behalf.
When you instruct us, we will prepare, for your approval, an appropriate marketing plan supported by associated photographic material and information designed to promote the key features and specific appeal of your property.
Your property will then be marketed to good effect at our offices, on distinctive site boards, prominently in local newspapers and other publications as appropriate, on www.rightmove.co.uk and www.zoopla.co.uk as well our own high quality and customer friendly website.
These will be arranged to meet your needs with the service of one of our experienced lettings personnel. You have the choice of whether you wish to be present during a viewing or not.
Qualifying Prospective Tenants
Our overriding priority is to ensure we provide high quality prospective candidates to take up the tenancy of your property. Accordingly exhaustive enquiries are made to establish, as far as possible, the credit history, stability of income and general character of potential future tenants. Additionally we believe, and experience proves, that personal judgements are also very important in ascertaining the suitability of a tenant.

We will keep you well informed on progress and will be on hand to resolve any problems that crop up. You will have complete confidence in the dedication and attention to detail of our team.

In addition to being RICS members, our lettings manager is also a member of ARLA (Association of Residential Lettings Agents). They require that all members are qualified professionals and must follow a strict code of conduct which should give you complete peace of mind whether you are looking to let or rent a property through Godfrey-Payton. When choosing a property, either direct from the landlord or through a letting agent, the Department for Communities and Local Government (DCLG) suggest a tenant should ensure the agent or landlord is accredited by The Association of Residential Lettings Agents (ARLA).
Similarly, as members of The Tenancy Deposit Scheme, we can offer assurance to both landlords and tenants that any deposit on an Assured Shorthold Tenancy is fully protected. Free, impartial dispute resolution is also available as part of the scheme should any issues arise over how deposit monies should be divided at the end of a tenancy.
